Firefly Park Goes Vertical

We’re excited to share that vertical construction is now underway for The Noc — a mid-rise, 5-story multifamily building in Firefly Park’s Phase 1. This is a major milestone: after over a year of foundational work and infrastructure buildout, we’re officially reaching skyward.

A Milestone in Firefly Park’s Growth

Over the past year, our team has been hard at work on what feels like the “behind the scenes” phase: streets, utilities, drainage, water, etc. — all the vital subsurface infrastructure needed to support a high-performance mixed-use community. As Chad Long, VP of Commercial Development put it in a recent interview with Bis Now:

“It’s been a little over a year since we kicked off horizontal development … the work we’ve been doing is all underground. It looks like we’ve been moving dirt around. Behind the scenes, we’ve continued to refine design plans as we go through the permitting process with the city.”

Now, the time is right to begin rising above grade.

In partnership with Andres Construction – our general contractor on the project, we officially broke ground on Noc back in September, and we have been full steam ahead ever since. Check out our latest drone footage here.

What Will The Noc Bring to Firefly Park?

Designed by Hord | Coplan | MachtNoc will bring 187 market-rate residences to Frisco.

Built to exceed the standards of conventional wrap construction, The Noc incorporates premium materials and advanced systems that enhance durability, reduce long-term risk, and support asset value. For residents, this translates into a higher-quality living experience with greater privacy, improved sound control, and stronger fire resistance.

The Noc will also include top-tier amenities designed to support modern living, community, and convenience. Some of the features residents will enjoy:

  • Café / coffee bar

  • Resident lounge & game area

  • Resort-style pool 

Beyond the building itself, residents will be able to tap into all that Firefly Park offers: trails, parks, retail, dining, amphitheater, and direct connectivity to Frisco’s broader trail system.

With Baylor Scott & White’s hospital just across the highway, Chad Long highlights that:

“We’re expecting some of the demand to come from nurses and doctors looking for hassle-free, lock-and-leave housing.”  That’s just one example of how Noc’s location is positioned to serve a dynamic and engaged community.

A Vision Beyond the Building

Firefly Park is being built with long-term, multi-dimensional life in mind. The master plan is not just about residential units — it’s about creating a walkable, amenity-rich, interconnected destination. From the boutique hotel + office building (where the hotel & office lobbies merge in a hospitality-infused design) to the park and public spaces, each element is conceived to cross-activate and animate the campus.
