2025 Marks a Defining Year of Progress
As 2025 comes to a close, Firefly Park stands at an exciting inflection point. What began as a bold vision for a walkable, mixed-use destination in Frisco has steadily transformed into visible, measurable progress — from foundational infrastructure and thoughtful planning to the start of vertical construction.
This year was about building the foundation — both literally and strategically — for what will become one of North Texas’ most dynamic live-work-play districts.
Laying the Groundwork
2025 opened with major behind-the-scenes work that set the stage for long-term success. Throughout the year, Firefly Park advanced critical infrastructure designed to support the scale, longevity, and complexity of the development.
Key milestones included:
Installation of essential utility systems
Completion of pond outfalls drainage improvements
Continued bridge and roadway connectivity work to enhance site access – including a key road, Mahard Parkway, connecting PGA Parkway and Highway 380/University Drive.
Ongoing collaboration with design partners shaping the future 45-acre central park
Much of this work progressed steadily from early 2025 through the fall, positioning the site for vertical development and future phase. While much of this effort happens below the surface, it represents one of the most critical phases of development, ensuring Firefly Park is built to support growth for decades to come.
Residential Momentum Builds
One of the most significant milestones of 2025 was the introduction of Firefly Park’s residential communities.
Plans for mid-rise and high-rise living, including Noc and Aurora, set the tone for elevated residential experiences within Firefly Park. These communities are designed to offer modern amenities, refined interiors, and direct access to Firefly Park’s walkable lifestyle.
Vertical construction on The Noc officially began in September, followed by Aurora in October, marking the transition from plans on paper to buildings rising on site. Early foundation and structural work will continue into 2026 as these communities take shape.
A Mixed-Use Advantage in a Booming Market
Throughout the year, Firefly Park’s role within Frisco’s rapid growth became increasingly clear. Positioned in one of the region’s most dynamic markets, the development continues to stand out for its scale, vision, and long-term value.
With a carefully curated mix of:
Class-A office
Residential communities
Retail and dining
Hospitality and event spaces
A signature park and public realm
Firefly Park offers brokers, tenants, and residents a unique opportunity to be part of a thoughtfully planned destination built for sustained demand.
Looking Back — and Ahead
2025 was a year of momentum, preparation, and proof. Firefly Park advanced from groundwork to vertical progress, laying a strong foundation for the years ahead.
As we look toward 2026, the focus turns to:
Continued vertical construction of residential and the start of all remaining Phase 1
Retail tenant announcements as leasing efforts advance
Phased activation of the park and public spaces
Growing the Firefly Park community as the district continues to take shape
What began as a vision is now becoming a place and 2025 marked a defining step forward.
