Firefly Park’s January Progress Report

As we kick off the new year, we’re excited to share the latest updates on development here at Firefly. From infrastructure advancements to plans for phase one, we have our sights set on ambitious goals for 2025.

Horizontal Development Updates

The groundwork for Firefly’s infrastructure continues to make steady progress, ensuring the foundations for this expansive development are solid:

  • Fire Hydrants: Installation has begun, adding vital infrastructure to support future construction and safety.
  • Bridges: Crews are working south of the bridge abutment, advancing the area’s connectivity.
  • Water Line Installation: We are nearing completion.
  • Outfall Pipe Installation: Pond outfall added to further enhancing the site’s stormwater management capabilities.
  • Duct Bank: Work on duct bank is progressing well and remains on track for a near completion, providing essential utility pathways for the development.

Phase One Updates

The first phase of Firefly is set to be a dynamic mix of residential, retail, and commercial spaces, creating a vibrant urban environment:

  • Retail Space: 120,000 square feet of retail space will anchor phase one, offering a diverse array of shopping and dining options.
  • High Rise & Mid Rise: 449 residential units, highhandedly designed with fabulous features and remarkable views of PGA Frisco.
  • Dream Hotel + Firefly Offices: This standout feature will include 191 rooms atop 133,000 square feet of office space, adding a touch of luxury and functionality.

The majority of phase one development will align along  Fireglass Way, a thoughtfully designed thoroughfare envisioned as the “heart of Firefly Park” according to Kyle Wilks. This vibrant urban corridor will connect seamlessly with an adjacent park, striking a balance between activity and natural serenity.

Phase One Features in Progress

Chapel

  • We are currently working with the city to finalize permits, keeping us on track to begin construction in Q2 as targeted. (Stay tuned for updates on the chapel’s name!)

Park

  • Landscape design for the adjacent 45-acre park is progressing with the expertise of Sasaki, ensuring this green space will be a signature feature of Firefly.

Retail

  • Preparations for permit submissions to the city are underway to maintain our targeted construction timeline.

Office

  • Dallas-based interior design studios, Studio 11 and Coeval, are nearing completion on their schematic designs of Firefly Offices and Dream Hotel.

Despite the challenges of heavy rainfall and the approaching winter weather, we’re pleased with the progress of Firefly Park taking shape. Good things take time, and Firefly is more than just a development — it’s a long-term investment in Frisco’s future.
